Outbuilding Conversion

As working from home becomes the new ‘norm’ for many of us, outbuildings provide an excellent opportunity to create a dedicated workspace away from the bustle of the main house. Alternatively, they can also be adapted to a range of uses, including a home gym, studio, or even an additional space for entertaining.

Building Upwards

If you have limited space around your property then choosing an upward extension can be an ideal way to create additional room indoors without sacrificing any external areas. This type of extension typically adds up to 3 metres height to the existing home, with most cases also falling under permitted development, removing the need for planning permission.

Garage Conversion

If, like many people, you find that your garage is being under-utilised, it could be the perfect time to convert it into a more useful space. In addition, if your garage is accessible directly from the house, it could be a very cost-effective way to create an extra bedroom or gym. Similarly to building upwards and outbuilding conversions, in most cases these can be carried out without planning permission.

Internal Changes

Make the most out of the existing space within your property by reconfiguring walls and doorways to improve its layout, functionalities and flow. By making some minor changes you could have an open plan kitchen, dining/living room or opening up a bathroom. These changes can often add value to a home without having a significant initial outlay.

Do I Need Planning Permission For A Home Renovation?

The renovations mentioned above usually don’t need planning permission, however there are restrictions in place for each one. We didn’t know where to start and found it very daunting, so a friend suggested finding project management which made total sense.

I came across a few companies that offered some kind of project management, but after speaking to one of the team at Go Plans I found they were the only company that offered a bespoke service from start to finish.

Once we spoke about the cost of project management, I initially thought it was a little pricy however, once they broke it down, I realized they were actually very reasonable as they end up saving you a fair amount of money, so for me it was a no brainer and decided to go for it.

Go Plans also helped me with structural calculations which were passed on to my builder as I await planning permission before work commences on my garage conversion project. This was also applied for on my behalf by Go Plans. Everything was explained to me in high levels of detail and as someone who has never carried out building work on this scale before, it was also incredibly helpful to have GoPlans assisting me every step of the way. They came to measure up our house to create 'existing' drawings. Their architect then helped us develop our proposals and created drawings and 3D images. After Go Plans secured planning permission, they also advised on building regulations matters and prepared and supported that application.

Our plan did however fall short of the planning authority's expectations, due to fire regulations, and after accepting the outcome Go plans helped us out free of charge with necessary adjustments.
