What are architectural drawings?

These are required as part of the planning application process and it’s likely that you will need them when making changes to your home. Architectural drawings give an overall impression of how the property will look in relation to the surrounding area and buildings, after you’ve made your suggested alterations. They are not only an important first step in the journey from a regulatory-perspective, they can also help you to fully conceptualise the finished product.

Go Plans can supply various options depending on your requirements, but some of the most common drawings include information about the scale of the structure, parking, general design and layout, materials used and elevations. What is planning permission?

Planning permission refers to the act of seeking official permission from a local authority to begin work on your development. It ensures that you are adhering to the area regulations and is necessary before starting most kinds of developments. At Go Plans we have created and submitted these plans for over 20 years. We liaise with the council on your behalf throughout the entire process, and are proud to say we have a pass rate of 96%. 

What types of projects need planning permission

The majority of structural property changes will require planning permission, including, but not limited to:

  • Extending a property (height and width)
  • Changing the use of a property – for example from a commercial space to a home
  • Alteration of the exterior look of a property in a known conservation area
  • Building on agricultural land
  • Constructing a new property

Different types of planning applications

Depending on the changes you plan to make, there are three main types of planning permission:

Permitted developments

There are a few renovations which are considered to be ‘permitted developments’. Building these without seeking planning permission is usually allowed, however at Go Plans we will always check on your behalf to make sure, and obtain a certificate of lawfulness which is proof that you are acting within the law.

Prior approval

This is considered a midway point between permitted developments and planning permission. Prior approval is a formal, yet streamlined process that can be used for certain extensions without the need for full planning permission. Once submitted, they do not require any additional services.

Planning permission

Full planning permission needs to be sought if your project is not covered in the above. The process is more detail-oriented and can be tricky as each local authority can offer a different outcome. Choosing this route however does allow for slightly more creative options, and if you decide to go with full planning permission, Go Plans we will work on your behalf to secure the pass that you need.

Depending on your structural changes the cost can vary. We will discuss this with you prior to your application, it’s worth ensuring that you have factored this into your initial budget. 

In the unlikely event that your planning permission application is declined, we will work with you to understand the reasons behind the decision and explore alternative solutions.

At Go Plans we work with you to make this process as smooth and straightforward as possible. We recommend following the steps below:

  1. Budget: Work out your project budget, including a contingency fund in case your plans need altering. We can help you to work this out, simply book a free consultation here.
  2. Project Idea: This is the exciting part! Once we have confirmed your budget, we can start discussing the project in more detail and decide on the design aspects that are important to you. Following this, we will then send you a proposal.
  3.  Survey: After the proposal has been approved, we will carry out a detailed architectural survey, which is then used to create existing drawings of your property.
  4. Design: After an initial online design consultation, we put your project together using the latest 3D technology and discuss the details to ensure we are on the right track. We also offer a site consultation if you prefer to discuss the space in-person.
  5. Planning Application: At this point we will submit the planning application on your behalf. 
  6. Planning Approval: Once approved, you can move forward with your project. Should you decide to wait, you will have three years to make a start, before your permissions lapse.
