What Is A Scope Of Work Document?

A Scope of Work is used in home renovations for tendering purposes. It is an all-encompassing document which will combine all of your existing and proposed architectural plans, building regulations and engineering drawings, as well as mechanical, electrical and window & door plans in order to be given to potential contractors.

This document essentially serves as a roadmap, providing contractors with detailed information about the project scope, specifications, fixtures, fittings and general information that the builders can follow. It ensures that they have a clear understanding of the project plan and can accurately assess the work involved.  Additionally, the Scope of Work outlines key project milestones, timelines, and deliverables, helping to ensure that all parties are aligned and that the project progresses smoothly.

Ultimately, the Scope of Work plays a crucial role in enabling you to select the right contractor for your home renovation project. By utilising a scope of work, there is a base with which a negotiation can begin with builders, and then once selected, an agreement is firmly in place which outlines what is expected in the delivery of the work, helping to avoid any unexpected costs.  

What Does A Scope Of Work Include?

Building Regulations

Building regulations are a set of legal requirements introduced by the government to ensure the health, safety and welfare of occupants, after the construction is complete. Compliance is mandatory in the UK for all building projects.

Structural Calculations

Structural calculations help to ensure that any architectural designs you have, align with what is structurally feasible and safe. An engineer will ensure that all foundations, materials and structural elements, such as beams, columns and walls, will withstand all anticipated loads and forces.

Plumbing/Mechanical Plan

A plumbing plan will outline the overall plumbing layout, including pipes, fixtures and systems that need to be modified or added within the property. It ensures that all sinks, showers, baths, water heaters and radiators have adequate plumbing fixtures running to them, avoiding any difficulties later on.

Electrical Plan

Similarly, an electrical plan details where plug sockets may need to be added or removed, and how this may affect existing wiring. Any renovation that includes adding switches, plug sockets, lighting features and other electrical components will need an electrical plan in order to receive accurate quotes.

Door & Window Schedule

This ensures that there is a detailed list of any windows and doors that need to be added or removed. It will also include their specifications, such as dimensions, quantities and specifications, ie a double glazed/tinted/wooden door.

Fixtures, Fittings & Finishes

The finishing touches to your renovation can also be included in the Scope of Work document. Items such as door handles, hinges, valves and flooring, to name but a few.

Changing A Scope Of Work

Changes to a Scope of Work are common and usually included in the agreement with your contractor. They can arise due to a discovery made after starting the renovations, such as outdated wiring or plumbing.
